How do I adjust Demand Sensitivity?

Demand Sensitivity gives you the ability to interact with Wheelhouse's local demand impact, allowing you to adjust how sensitive you want Wheelhouse to react to your area's local demand.


Data-Driven Option

There are several ways you can adjust your Demand Sensitivity on Wheelhouse. Under the Data-driven option, you can pick between the three pre-set options.

  • Recommended: This is how Wheelhouse will normally react to your demand models.

  • More Conservative: If you felt like your nightly prices were reacting a little bit too high to demand periods, you can decrease this slightly by using a Conservative option instead.

  • More Aggressive: If you felt like your nightly prices were not reacting high enough to demand periods, you can increase this slightly by using the Aggressive option instead.


Rule-Based Option

You can also pick a Rule-based option instead, which then provides you with a lot more flexibility around customization.


Demand sensitivity default

The default that you want to be setting for your Demand Sensitivity options throughout the next rolling 18 months.


Day of week rules

This allows you to deviate your demand sensitivity based on the different days of the week.


Monthly rules

Now, you can look at demand on a more seasonal level as well, adjusting how Wheelhouse reacts to demand both in the high and low season months.

For example, let's say this listing's peak season is in March and I want to reduce the demand sensitivity just for this month. That way, you could have different sensitivity in different months.

  1. Click the "Add new rule +" button, then select March.

  2. To break it down to the day of the week, click the "Specify by day of week" button.

  3. Click the Save change button on the lower left side of the page.


Time-based rules

The ability to adjust your Demand Sensitivity based on the time from today, whether it's within a specific period or after a specific period from today.

Please note: Time-based rules will override the monthly rules, day of week, and the demand sensitivity default.

  1. Click the "Add new rule +" button.

  2. Select Within or After.

  3. Add the number of days and percentage value.

  4. Click the Save change button on the lower left of the page.

Specify by month

This feature enables you to establish Time-based Demand Sensitivity for a specific month(s). For instance, if you wish to apply Time-based Demand Sensitivity only for March.

  1. Click the Specify by month button on top of the Time-based demand sensitivity requirements.

  2. Click March from the months that will appear on top of the Time-based demand sensitivity requirements.

  3. Click the Save change button on the lower left of the page.

Specify by day of week

This feature enables you to configure the Time-based demand sensitivity for specific day(s) of the week.

  1. Click the Specify by day of week button on top of the Time-based historical anchoring requirements.

  2. Then set the demand sensitivity percentage for each day of the week.

  3. Click the Save change button on the lower left of the page.


Date-specific rules

The ability to adjust your Demand Sensitivity for a specified date range of your choosing, be it a special event, holiday, or just a specific timeframe you would like to be adjusting very specifically.

  1. Click the "Add new rule +" button.

  2. Select the date range and enter the demand sensitivity percentage. If you want the Date-Specific Minimum Stay to be a recurring rule, you can check the Yearly box.

  3. To break it down to the day of the week, click the "Specify by day of week" button.

  4. Click the Save change button on the lower left of the page.
