Length of Stay Pricing lets you offer automatic discounts to guests who book longer stays — encouraging fewer, longer reservations instead of frequent turnovers.
Select the listing you'd like to set this up for.
On the Settings page, click Length of stay pricing on the left panel (under Operations, below Minimum stays).
Toggle Status to Enabled.
Depending on your account, you'll see one of two experiences below. Follow whichever one matches what's on your screen.
Simple View
This is the same mechanic as the original "Long-Term Discount" feature — just under a new name and panel.
Enter a percentage for Weekly Discount (applies to reservations of 7+ nights) and/or Monthly Discount (applies to reservations of 28+ nights).
Select Save Changes.
When a guest books a long-term stay, this is what they'll see on Airbnb (and other channels):
Full View
A more advanced rule engine. Instead of one Weekly/Monthly field, you'll see a separate tab for each length of stay: 2, 3, 4, 5, 6, 7+, 14+, and 28+ nights. Each tab is configured independently:
Default % — the base discount for that length of stay.
Optional refinements: Day of week rules, Monthly rules, Time-based rules, Season rules, and Event rules.
Overrides — set date-specific pricing that overrides the above for a particular date range.

Note
If a guest books a month-long reservation, the weekly rate will not apply on top of the monthly discount. Only the monthly discount will apply.
Wheelhouse does not override Length of Stay Pricing settings for iGMS, Hostaway, Hostfully, Smoobu, Tokeet, Track, and Tripadvisor. If you're on Hostaway, note also: any change you make here needs to be manually exported on the Hostaway side to update on Airbnb.

Length of Stay Pricing Takes Priority Over Minimum Stay
Note: A Length of Stay Pricing rule takes priority over your Minimum Stay settings — including Absolute Minimum Stays. For example, if you set a rule for a 2-night stay but your Minimum Stay is 4 nights, guests will still be able to book for 2 nights. This is because having a pricing rule for a specific length of stay means Wheelhouse is accepting reservations at that length, regardless of your Minimum Stay setting.
