Pacing Chart
Track Total Bookings, or Bookings in the last 14, 7, or 3 days to determine how much Revenue occurred in these given time ranges.
Toggle between Revenue and Booked Nights to recognize how many nights are still available.
Un-Stack totals to do a side-by-side comparison of how sales are changing week-to-week to identify spikes, trends, etc., and scope out opportunities for optimization!
Filtering by Booked Nights is an incredibly effective way to look at multiple properties in a marketplace! Because, even though your pricing may be different between your four-bedroom and one-bedroom listings, they all have the same number of nights in the month.
Time ranges allow you to compare sales week to week, month to month, etc., and identify trends accordingly.
A/B Comparisons
Leverage A/B tests to ensure you have a complete understanding of your listings, market & booking trends.
To create a quick A/B test:
Click the "Add comparison" button on the top left.
Next, you'll want to filter one and/or the other set.
You can filter based on many criteria, such as:
Number of Bedrooms/Bathrooms
Room type
Market
Tag
and many more...
Budget Tracking
You can easily configure budgets for each listing directly from your Performance page. Just click “Configure Budget” in the top right. From there, you can select one or multiple listings to set a total budget, which will automatically break down into monthly budgets. You also have the option to apply specific monthly budgets for high or low seasons.
Select the listings you want to edit, then click on the Budget button.
A new pane will open from the right side of the page, displaying the Edit Budget section.
Click the 'Configure Budget' button on the top right.
Click the pencil icon next to each listing to enter a monthly budget.
Budget Total - entering a number in this section will evenly distribute the budget across all the months.
Monthly - additionally, you could enter a different budget for each month in the Monthly section.
Once all the monthly budgets have been entered, click the 'Exit budget view' button on the top right to save.
Year-over-year Analysis
To see year-over-year data, all you need to do is click the 'Same time last year' button on top!
Segmentation and Filtering
With Segments, you can quickly create sets of filters according to your needs and you will no longer need to pick and choose each filter individually again to view the same filtered listings again.
Filter your portfolio around any attribute, location, inventory type, or more, to gain a precise understanding of your revenue drivers.
For this example, let's say we want to create a set to only see 3 number of bedrooms, Automation is Active, and Listing Status as Active.
To create a Segment, you will need to choose your filters first by clicking on the Filter button. Once you have chosen all the right filters, it will show up under the '(number) active filters' button.
Next, click on the Portfolio dropdown menu button, Segments..., and then the "Save new segment +" button.
To finalize the segment creation, you can type in the name and click the Save segment button.
Once you have created a segment, you can always go back to your Bookings Insight page, click the Portfolio button, navigate to the Segments, and select which set of filters you want to apply to the page.
We have another page discussing more in-depth about Segments, titled How to Segments.
Currency Selector
You can now switch between currencies directly on the Performance page and view your portfolio in different currencies.
Clicking on the currency will open a new section.
You can either search for the currency or scroll through the menu to find the one you prefer.
When you switch currencies, we’ll automatically convert the values to your selected currency.
