How to View the Neighborhood Prices & Pacing

The Neighborhood (Aggregate) and Distribution Preview views are available in your listing's in-context pricing chart. Each view includes a set of neighborhood data series so you can compare your pricing and booking pace against your neighborhood without any manual setup.


The Neighborhood Series

Your listing's pricing chart includes five neighborhood data series that track local pricing levels and booking activity:

  • Neighborhood Median — the median listed price across your neighborhood

  • Neighborhood 25th–75th Percentile — the spread of posted rates in your area

  • Expected Bookings — the baseline booking pace the model predicts for your neighborhood

  • Expected Bookings Range — the upper and lower bounds of expected pace

  • Observed Bookings — actual bookings happening in your neighborhood, updated daily

These series are organized into two views so you can get to the most useful combinations right away.


Neighborhood (Aggregate) View

The Neighborhood (Aggregate) view displays your listing's pricing alongside your neighborhood's pricing and booking pace. It includes your standard series plus all five neighborhood series:

  • Prices (Recommended)

  • Prices (Observed)

  • Neighborhood Median

  • Neighborhood 25th–75th Percentile

  • Expected Bookings

  • Expected Bookings Range

  • Observed Bookings

The Expected vs. Observed Bookings comparison makes it easy to spot whether any upcoming date in your area is pacing ahead or behind. For example, if the Observed Bookings line is already running above Expected for a date months out, that's a signal that demand is building faster than usual, and you can increase your price accordingly.

When Observed is lagging behind Expected, you can see that the pace is slow and adjust your strategy before it affects your own availability numbers.

To open this view:

  1. Open any listing's Calendar page.

  2. Click the Views dropdown (by default, it will be in the Detailed view.

  3. Select Neighborhood (Aggregate).


Distribution Preview

The Distribution Preview view shows your all-in guest price and how it compares to your neighborhood's posted rates. Because fees vary by season, booking size, stay length, and channel, your nightly rate alone doesn't reflect what the guest actually pays.

It includes:

  • Prices (Recommended)

  • Prices (Current Settings)

  • Prices (Observed)

  • Neighborhood 25th–75th Percentile

To open this view:

  1. Open any listing's Calendar page.

  2. Click the Views dropdown (by default, it will be in the Detailed view.

  3. Select Distribution Preview.

Note:

Distribution Preview works best once your Rent + Fee Preview is configured. Go to your listing's Settings to set up your fee load, or enable auto-detection to keep it current as your fee structure changes.
