Historical Protections (previously called Historical Anchoring) uses what a comparable date booked for, or was priced at, last year to stop your future prices from dropping too low. It only ever raises a recommendation. It never lowers one.
See It on a Calendar
A stay date booked for $1,000 on the same date last year. This year the pricing engine recommends $600.
How Weight and Floor lift a $600 recommendation.
What It Means
It protects you from underpricing. If a date sold well last year, Historical Protections keeps this year's price from falling far below it.
It never lowers your price. If the recommendation is already above your historical price, nothing changes.
You decide how strong it is. Choose a Protection Type and a percentage, then fine-tune it by day of week, month, how far out the date is, or for specific dates.
How It Works
It finds a comparable date from last year. Wheelhouse uses the same day of the week in the same part of the year. For example, Sunday, March 30, 2025 is compared with Sunday, March 31, 2024.
It covers your full 18-month pricing horizon. If the comparable date one year back already has a booking, even one that hasn't happened yet, that booking is used. For stay dates 12 or more months from today, if that date isn't booked, Wheelhouse also checks two years before the stay date. If it finds nothing, the date isn't protected.
It picks a price, then applies your setting. Your Protection Source decides which historical price to use (booked or posted). Your Protection Type and percentage decide how much that price lifts this year's recommendation.
Choosing Your Setting
Two settings decide how Historical Protections works: Protection Type and Protection Source.
Protection Type
Choose how your historical pricing data influences future price recommendations.
| Weight | Floor |
What it does | Weight increases your recommended price by a percentage of the difference between your current recommendation and historical price. | Floor establishes a minimum recommended price based on a percentage of your historical price. |
Example | Current recommendation $600, historical price $1,000, so the difference is $400. 0% Weight: no adjustment, $600. 50% Weight: add $200, $800. 100% Weight: add $400, $1,000. | Historical price $1,000 with a 50% Floor: recommendations won't fall below $500. A recommendation of $400 increases to $500. A recommendation of $600 stays unchanged. |
Good to know | Weight only increases prices. Up to 100%, if your current recommendation is already higher than your historical price, no adjustment is made. Above 100%, your recommendation won't fall below that percentage of your historical price: at 150%, a $1,000 historical price keeps it at $1,500 or more. | If a minimum price is higher than your floor, the higher minimum price applies. |
Protection Source
Choose which historical pricing data is used to calculate your Weight or Floor.
Source | What it uses |
Booked Price | The final nightly rate at which a guest booked the comparable stay date. |
Posted Price | The last price Wheelhouse posted for the comparable stay date before it was booked, excluding promotions or discounts applied afterward. If no posted price was recorded for that date, no protection is applied. |
Posted Price (with Booking Fallback) | The posted price when available. If no posted price was recorded for a comparable stay date, the booked price is used instead. This lets you prioritize posted pricing while keeping protection for dates without posted price records. |
Two Hosts, Two Choices
Both hosts have a date that booked for $1,000 last year, and this year's recommendation is $600.
A beach house that sells out every summer | A city apartment in a softer market |
She knows her summer dates will book again at last year's rates. | Prices in his area have dropped since last year, so he only wants a gentle nudge. |
Floor 90%: never below $900. | Weight 25%: adds $100, so $700. |
Her pick: Floor, with Booked Price. | His pick: Weight, with Posted Price (with Booking Fallback), because some of his reservations were imported. |
Set It Up
On a listing, go to Settings, then Historical protections under Model Weights in the left panel. Choose your Protection Type and Protection Source, set a Default percentage. A Save button appears at the bottom of the left panel as soon as you change something (for example Save 1 change). Click it to save, or click Cancel to undo.
Where to find Historical protections.
Protection Type: Weight or Floor.
Protection Source: Booked Price, Posted Price, or Posted Price (with Booking Fallback).
Default: the percentage for every date.
Rules: day of week, monthly, time-based, season and event rules on top of the Default.
Overrides: date-specific overrides, which beat all rules.
You can add rules on top of the Default. When rules overlap, the more specific rule wins, and date-specific overrides beat all other rules:
Rule | What it does |
Default | One percentage for every date. |
Day of week rules | A different percentage for each day, for example stronger on weekends. |
Monthly rules | A percentage for a whole month, or by day of week within that month. |
Time-based rules | A percentage for dates within or after a number of days, optionally by month or day of week. |
Season rules | A percentage for one of your Seasons. |
Event rules | A percentage for one of your Events. |
Date-specific overrides | A percentage for a specific date range. |
Note: A date-specific override sets the protection percentage for those dates. It doesn't set a minimum price. It only works when Wheelhouse finds a comparable historical price: the same date one year before the stay date. For stay dates 12 or more months from today, if that date wasn't booked, Wheelhouse also checks two years before the stay date.
Tip: Lower the percentage as dates get closer, so unbooked dates can follow the market. For example: within 60 days 80%, within 30 days 50%, within 14 days 25%.
For a whole portfolio: go to Portfolio → Settings, select your listings, and apply your Historical Protections settings to all of them at once. In Portfolio → Grouped Settings, listings group by their Protection Type and Source, so you can see who uses what.
Common Questions
What happened to Historical Anchoring?
What happened to Historical Anchoring?
It's the same feature with a new name. Historical Anchoring is now Historical Protections, and the settings have clearer names: Protection Type (Weight or Floor) and Protection Source.
Can Historical Protections lower my prices?
Can Historical Protections lower my prices?
No. It only raises a recommendation. If your recommendation is already above the historical price, nothing changes.
Why isn't a date protected?
Why isn't a date protected?
There may be no comparable booking within the lookback. Or you're using Posted Price and no posted price was recorded for that date. Posted Price (with Booking Fallback) uses the booked price in that case.
Does my Minimum Price still apply?
Does my Minimum Price still apply?
Yes. If your Minimum Price is higher than your Floor, the Minimum Price applies.
