How do I adjust prices for different times of the year?

My market has high and low seasons and my prices fluctuate drastically.

Wheelhouse understands high and low seasons vary from market to market. While we provided a recommended price for each month, you can control the prices by changing your preference or creating a custom setting.

  1. Select the specific listing you'd like to adjust your prices for a specific month.

  2. On the Settings page, click on Seasonality on the left panel.

  3. By default, Recommended is selected as your Data-driven pricing. More Conservative lowers the recommended suggestion, while More Aggressive raises the recommendation.

  4. There's also the option to set your own pricing for each month. To modify the base price of the selected month, you can do the following, select the Rule-based option.

    1. Enter the specific value of the % to increase pricing.

    2. Enter the specific value of the % and add negative (-) before the value decrease the %.

    3. You can check the Step-change if you want the value of the percentage to be fixed for all dates of each month.

  5. Once you've adjusted the prices, make sure to click Save change button on the lower left side panel.

Notes

Similar to strategies for Day of the Week adjustments, the Conservative strategy tends to work well in urban cities like San Francisco, where time of the year does not cause prices to fluctuate much. While the Aggressive strategy is more favorable in vacation rental towns where most guests tend to stay during the summer or snow seasons.
